Marketing

Getting your property out and noticed is a top priority.  Prior to listing the property, our team does a comparable market analysis to determine the best rental rate for your property.  We also do a site visit to determine any necessary repairs or cleaning to get your property ready to present itself in the best light possible.  Pictures and videos are taken to make sure prospective tenants get a good look in advance of a visit.  Once all of the content is ready, it is published on our website and syndicated out to a variety of popular rental websites.

Tenant Screening

Spending time upfront to do a proper screening helps to provide quality applicants and decrease turnover and wear and tear on the property.  As leads come in, our team fields all requests and schedules appointments for qualified applicants.  Applicants then go through our screening process which includes but is not limited to background and credit checks, eviction records, income or asset verification, and previous rental history.  Following all fair housing laws, we identify a qualified candidate to become the next tenant.

Document Preparation

We use industry-standard leases and addendums and provide all necessary disclosures.  We make the process simple and provide electronic documents and signatures so you can sign from anywhere.

Move-in Inspection

We meet the tenant onsite and do a full property inspection with pictures and details and then provide a copy of that inspection to both clients and tenants to ensure everyone is on the same page.
