Marketing

Getting your property out and noticed is a top priority. Prior to listing the property, our team does a comparable market analysis to determine the best rental rate for your property. We also do a site visit to determine any necessary repairs or cleaning to get your property ready to present itself in the best light possible. Pictures and videos are taken to make sure prospective tenants get a good look in advance of a visit. Once all of the content is ready, it is published on our website and syndicated out to a variety of popular rental websites.

Tenant Screening

Spending time upfront to do a proper screening helps to provide qualified applicants and decrease turnover and wear and tear on the property. As leads come in our team fields all requests and schedules appointments for qualified applicants. Applicants then go through our screening process which includes but is not limited to background and credit checks, eviction records, income or asset verification, and previous rental history. Following all fair housing laws, we identify a qualified candidate to become the next tenant.

Maintenance and Property Preservation

It is important to not only manage the incoming maintenance requests but to take a proactive approach and look at what repairs need to be done that will ultimately save the client time and money in the long run. Deferred maintenance can be costly, we try and develop a plan to make repairs as needed before they become bigger problems.

Tenant Relations

The importance of a strong tenant relationship cannot be underestimated. We treat all tenants with respect and work with them to ensure they have a positive rental experience. We provide tenants with online access to pay their rent and submit service requests, renter’s insurance policies, and more. If the tenant is happy and the owner is happy, we have done our job as planned.
